Sobha Realty has announced the launch of Sobha Sanctuary, a large-scale master project valued at AED50 billion, marking the biggest development in the company’s history and one of the most significant residential communities announced in Dubai in recent years.
The project spans approximately 37.5 million sq ft and is located along Al Ain Road, adjacent to the Sobha Elwood area. Development will be carried out in phases over 4–8 years, with the first handovers scheduled from Q3 2029. Starting prices begin at AED3.99 million.
The launch of Sobha Sanctuary coincides with the 50th anniversary of the Sobha Group, underscoring the developer’s long-term strategy and strong confidence in the continued growth of Dubai’s real estate market.
Sobha Sanctuary is envisioned as a fully integrated, mixed-use city designed to accommodate approximately 20,000 families. Upon completion, the development will feature around 20,000 residential units, including roughly 18,000 apartments and 2,000 villas.
The first phase of the project is focused on villas. As part of the initial launch, a limited release of around 250 homes across various categories is planned, underscoring the exclusivity of the opening phase.
According to Francis Alfred, Managing Director of Sobha Realty, Sobha Sanctuary reflects the company’s philosophy of creating communities that blend nature, well-being, and thoughtful design, delivered on a truly large-scale format.
Sobha Sanctuary places nature and wellness at the core of its master plan. The central feature of the development will be a large public park, designed to serve as the social and recreational heart of the entire community. Surrounding the park will be a community mall, a wellness centre, and a wide range of sports facilities, including football pitches, jogging tracks, padel courts, and a skate park.
Four green corridors will extend outward from the central park, connecting to a 6-kilometre leisure trail and a 9-kilometre wellness loop running around the perimeter of the district. The landscape strategy includes the planting of more than 50,000 trees, enhancing the microclimate, shade, and overall air quality.
Notably, 50% of the project’s total area is dedicated to open spaces—parks, water features, and public infrastructure—while residential development occupies only the remaining half of the site.
Sobha Sanctuary is being developed as a layered, well-balanced community rather than a single monolithic district. Villas will be located within gated, secure clusters with their own dedicated infrastructure, while apartment neighborhoods will provide the population density needed to support schools, healthcare facilities, and retail amenities.
This approach enables the creation of a sustainable urban ecosystem where privacy is combined with comprehensive infrastructure and everyday convenience.
