A 14,240 sq. ft. penthouse on Saadiyat Beach was sold for Dh200 million, which is Dh14,000 per sq. ft. — the highest figure in the history of the UAE capital.

The luxurious residence includes 5 bedrooms, a private cinema, a chef's kitchen, two elevators, an office area, as well as a fitness studio and a SPA zone.

According to Leigh Borg of Abu Dhabi Sotheby’s International Realty, the deal reflects the steady growth of interest from international buyers in premium real estate in Abu Dhabi.

According to the Abu Dhabi Real Estate Centre, the total volume of transactions since the beginning of 2025 has reached Dh92 billion, which is more than 200% higher than five years ago. This growth is explained by the influx of wealthy investors and entrepreneurs moving to the capital due to its stability and high quality of life.

According to a CBRE report, in the second quarter of 2025, the average cost of apartments in Abu Dhabi rose by 18%, and villas — by almost 14%. Particularly active growth is observed in central and coastal areas, such as Yas Island and Saadiyat Island.

George Azar, head of Sotheby’s International Realty, noted that Abu Dhabi combines global urban planning and cultural development, forming a new level of attractiveness for investors.
